Modular prefabs

What is a modular prefab?

Today, the concept of the module can be found in many different areas. From urban planning to architecture, from furniture to industrial design, the concept is always the same and is based on the use and repetition of basic patterns to compose and develop more complex structures. The same philosophy also finds application in prefabs. Basic, standard individual components, called “monoblocks,” can be joined together (sometimes with the help of accessories or complementary metal materials) to create complex structures that meet the functional and space requirements of those who use them. One example is side-by-side structures or those on two or three levels often used to house prefabricated offices, laboratories or dormitories, and prefabricated canteens.

What are the main applications of modular prefabs?

Virtually endless. One of the great merits of monoblocks and modular prefabs is their extreme versatility. Indeed, it is possible to combine two or more modules to create complex, customized solutions on one or more floors. Even internally, each modular prefabricated unit can be developed as desired, adding or removing walls, windows and doors, and accessories, so as to obtain spaces that completely meet requirements. With the technology of modular prefabs, schools, offices, gyms, canteens and recreation rooms, locker rooms, toilets even in batteries, gas stations and much more can be built.

Can a modular prefab become a house?

The answer is, “Absolutely!” In fact, among the many applications of modular prefabs is the possibility of making independent or multi-unit housing modules. One example is the Modular Prefabricated Removable Housing Units(PMARs) requested by the Emilia-Romagna Region following the 2012 earthquake. Real houses in which to house earthquake-affected families throughout the reconstruction period. This type of prefabricated housing has, depending on the number of occupants, an area of 30, 45, 60 and 75 m², with single and double bedrooms, living room, kitchen entrance and bathroom. All prefab housing is equipped with water and electrical systems, air conditioning and heat pump heating.

What standards must a modular prefab comply with?

All modular monoblocks and prefabs are capable of meeting the characteristics required by current standards, according to specific requirements that vary essentially according to the intended use and location. Structural characteristics, for example, are different if the structure is intended for mountain areas (where it will have to withstand a greater snow load) rather than on the seashore. Different uses also entail different requirements: for example, in terms of surfaces (according to hygiene regulations, local regulations, and workplace safety regulations) or in terms of fire resistance (according to the technical regulations applicable to the specific case) or insulation and installations (according to former Law 10, for the Containment of Energy Consumption, and workplace safety). Just as different also are the characteristics for temporary or permanent prefabricated housing or office modules, compared to warehouses or prefabricated modules for construction sites. Thus having determined the specific need, a perfect match of modular prefabs to the applicable standard requirements can always be obtained.

What if I need a modular prefab, but for a limited time?

No problem! For any temporary space needs (during works or renovations, but also for limited events such as fairs or shows and in general whenever needed) you can rent one or more modular prefabs to have the premises you need immediately available. Even with rental it is possible to set up prefabricated modules to accommodate a wide variety of activities: stores, temporary shops, retail outlets, ticket offices and infopoints, meeting rooms, schools, restrooms, locker rooms, offices, construction sites, warehouses and storage facilities, churches and places of worship, community halls, dormitories, laboratories, and canteens. The advantages of renting, however, are not only practical and timing-loves also economic: in fact, all fees will be totally and immediately tax-deductible with great tax savings.
